Ducey: Sports Complex is Good Deal for Taxpayers

This construction site promises a new source of tax revenue for the town

Will pay $600,000 a year in taxes.

The recently begun construction of the new Sports Complex site is a good deal for taxpayers, according to Mayor John Ducey. The long vacant site is now back on the tax rolls, and the Sports Complex and new retail on the site are a welcome replacement for the 192 condos that were once slated for the site.

Former Mayor Stephen Acropolis negotiated an agreement with M&M Partners authorizing the construction of 192 condos on the vacant property at the corner of Brick Boulevard and Route 70.

However, soon after John Ducey was elected Mayor, he nixed the deal, stating, “I want to make sure that no homes or condos are built there. For me, that is non-negotiable.” The Township Council altered the zoning, which prevented condos or other residential construction on the property.

The recent sale of the property was for $5 million dollars, which is $1.4 million more than the appraised value of the property. The taxes on the land value alone are $114,820 and once the construction is completed, the owners will pay an estimated $600,000 a year.

The costs of development will be paid by the developers. Construction is underway on the site, which will include the 68,400 square foot domed sports facility along with 2 other activity buildings. Activities will include soccer, football, and lacrosse on turf fields. Other space will be used for indoor basketball, outdoor volleyball, and a custom space for yoga, ballet, and exercise.

Mayor Ducey said, “This project has been a major goal of mine for several years, and I am pleased that the facility will be built, owned and operated by a successful private company with a proven track record.”

Ducey continued, “the Sports complex has something for everyone – families, children, seniors, adults and anyone who enjoys activities or sports.”
